(Lighting, Power HVAC, Sanitary,Ceiling, wall, Floor, Door, Window - Development Concept Drawings, Electrical Service concept drawing, Ceiling Design Concept Drawing, Ceiling Lighting Concept Drawing, Power Layout Concept Drawing, Wall (Finishes, Partitions – Selections, Floor Finish Layout Plan, Mechanical Service Concept Drawing
- Furniture Shop Drawings
Note: These are the meetings for this stage;
- One meeting to discuss design brief (Physical meeting or zoom)
- One presentation meeting for Furniture layout & Concept board and color palette (Physical or zoom)
- One presentation meeting for detailed mood boards (Physical meeting or Zoom)
- One presentation meeting for 3D renders (Physical meeting or zoom)
- One additional meeting as required
COSTING & BOQ
- Prepare costing based on shopping list which includes detailed pricing from 2-3 vendors
- Producing pricing and overall Project Execution Cost
Note: A retainer fee will be charged for this stage and its separated from the Design Concept Cost (referred to in phase 1/2).
If you choose to execute the project with DSS, the retainer fee will be refunded to the Client through a deduction from the Management fee which the client will pay DSS for Executing or Procuring the goods for the Project. Should the client choose not to execute the project with DSS, the Retainer Fee serves as payment for the Costing Phase.
Procurement
- DSS ensuring procured items meet specifications, quality standards, and project timelines.
- Obtaining quotes, managing bids, negotiating prices, and placing purchase orders with vendors to procure goods and services within budget.
- DSS manages a timely delivery of purchases and coordinating logistics like warehousing, custom
fabrication, shipping, and installation. - Sourcing fee is 10% to 20% depending on the project size.
Note: Provided the client requires the service of an interior designer to travel for Sourcing/Procurement and/or inspection purposes, the following provisions shall apply:
- Flight ticket (Business Class).
- Accommodation/Feeding.
- Daily allowance to cover miscellaneous expenses for the interior designer during the visit. (Fee-$250 daily).
